    If tenant vacates or requires evicting within the first six months of their lease, we will replace a tenant at no charge.

    Minimizing vacancy starts with the advertising and exposure of your home.  We will syndicate your rental property on over 50 different rental websites. We will prepare a complimentary market analysis throughout the leasing process which ultimately will keep our owner informed with the current market trends.

    We pride ourselves on our communication with owners.  When you want to speak to one of your Property Managers, it should not take days to get a response.  At Florida West Coast Property Management, you are not just another number.  In order to maintain a long-term relationship, we believe communication with our owners is the foundation for a successful long-term relationship.


    Tenant placement is the key ingredient! We pride ourselves in tenant due diligence and the thorough screening process that includes local and national criminal, credit, rental history, income and employment verification, and State ID’s.


    In order to reduce owner liability, all leases are written specifically for your tenant and home.


    Tenants will no longer be able to say the “check” is in the mail. Our system appoints each tenant their own online portal in which they process and pay rent on time.


    We will inspect the interior and exterior of the home on a routine basis.  All photos of the home and property inspection information are uploaded directly to the owner account for owner to review.


    We are available 24/7 in case of a maintenance emergency. All tenants are encouraged to log any non-emergency service items directly online by using the tenant portal. This process documents each and every issue and is available for owner to view and approve.

    Our systems allow owners to access their account 24/7-worldwide.  Like a credit card and bank account our owners appreciate the ability to view income statements, view and approve maintenance items, and view routine inspection photos.  We simply want our owners to have trust and confidence in Florida West Coast Property Management.  We believe each and every owner should have the power to check-in on their most valuable asset any time of day anywhere in the world.

  • Owner Direct Deposit and 1099 Tax Statement

    We will electronically deposit your rental proceeds each month and end of year accounting and taxes are simplified with annual 1099 report.  This can help ease the process for you when you file your taxes.

  • Cost-Effective Maintenance

    We only utilize licensed, insured, local vendors that allow preferred vendor discounts due to the volume of homes we service. Florida West Coast Property Management also believes in establishing a preventative maintenance plan for each and every property.  We will work closely with you each year in order to reduce any unforeseen maintenance items that can become costly.
