Repairs, Maintenance and Upgrades

The Florida West Coast Property Management team will contact you in advance regarding any expenditures over $250.00, as well as receiving written approval to then proceed with repairs. If an emergency affecting the safety of the tenant or the integrity of the property is reported, we will act accordingly. With proper owner authorization, we will organize and authorize services necessary to maximize the property’s appeal to prospective tenants, thus expediting the leasing process and reducing vacancy loss.

Tenant Relationship

We make every reasonable attempt to collect the rent in a timely manner as rent is due on the 1st each calendar month and is considered late as the 4th. We conduct a professional relationship both fairly and equally with all tenants. We make every reasonable effort to renew the lease with current tenants at the same rate, if not an increased amount. We expect all tenants to comply with all terms and conditions of the Rental Agreement.

Property Inspection

We inspect your property at least once per week while the home is vacant. We conduct comprehensive, routine exterior and interior inspections with appropriate written reports and photo data.
